Garden in a condo(2003-10-14)

With security being an important issue to prospective home own-ers, it is not surprising that many are opting for condominiums – thanks to the accent on this feature at these developments. That said, condo dwellers do compromise on outdoor space, a luxury those who buy landed properties enjoy. Enter the latest phase of Armanee Terrace Condominium at Damansara Perdana in Petaling Jaya, touted to offer the best features of strata and landed developments.
The 348 units to be put on the market in the middle of this month are said to embody the essential features of a home, namely a private garden, high-level security, a club and optional services for residents. The intermediate units have a built-up area of 2,181 to 2,542 sq ft while the corner units offer a built-up of 2,627 to 2,820 sq ft. Pricing for the units start at RM459,300.
The latest units are a follow-up to the first phase launched in September last year. The 174 units, sold at the same price, have, to date, notched up a take-up of 75 per cent.
Sharing developer Saujana Triangle Sdn Bhd’s insight into the development is chief operating officer Peter Chan, who says: “Our primary focus is to provide a comfortable, secure, healthy and convenient luxury lifestyle.”

Elaborating on the leasehold development, Chan says the developer has gone to great lengths in terms of design, including having the landscape designed by well-known landscape architect Made Wijaya. Armanee Terrace Condominium lays claim to being the first in Malaysia to have a private garden for every unit.
With an average size of 400 sq ft, the rationale behind offering the garden stems from a survey conducted among potential buyers. The survey found that prospective buyers comprise link homeowners who want to enjoy condo living – a garden, security and amenities – and condo owners who want to have the luxury of a garden.
On top of that, the units feature elevated ceilings and modern designs that convey a feeling of space, coupled with a sense of freedom with the opening into the garden, Chan continues.
With security being a priority among prospective buyers, the developer has set aside RM3 million for security facilities that encompass perimeter fencing, specialised equipment and CCTV systems within the building and parking lots. This is to be complemented with regular patrols by security personnel.
The developer is also particularly proud of Club Armanee and the facilities offered. These include aerobics, yoga and tai chi classes as well as a children’s club where children can learn skills such as painting. Subject to certain conditions, lessons are available for free in the first year.
“For those with a hectic lifestyle and cannot find the time, we offer optional services such as housekeeping, laundry and 24-hour concierge,” Chan adds. Besides this, residents will enjoy two parking bays per unit and have access to complementary one-year broadband and Internet access.
Besides the conveniences of high-rise condo living with all the luxuries of landed homes, Chan believes the pricing of the units, at about RM220 psf, is also competitive. Thanks to the competitive pricing, the units need not command high rents in order to secure attractive yields.
The Damansara Perdana township is located in a strategic neighbourhood with IKEA, Tesco and 1-Utama just a short distance away. Access is convenient with the Damansara-Puchong Expressway, the North Klang Valley Expressway and the North-South Expressway.
